What we do is work to put the right property in front of the right company at the right moment. Our sales team is out winning contracts, and we market to companies with teams working away, so that when a project lands near you your property is among the options we put forward. The things that help most on your side are a competitive rate, a quick reply to quote requests, and good current photos.

A good starting point is your public rate on other platforms, less around 15%, because a team staying four to twelve weeks is worth more to you than a string of short bookings. You can change it whenever you like.

Everything the team needs for the stay, so the client sees one clear price. Fold any extras, such as additional cleaning or parking, into your nightly rate rather than adding them afterwards. Our clients book against a single all in figure, and charges that appear later are the quickest way to lose a booking.

Your listing price is a guide rather than a fixed rate. When a team enquires we come to you with the dates, the headcount and the requirements, and you quote your rate for that specific booking. You are never locked into the figure on your listing.

List the number of real beds. If your property sleeps six in proper beds, say six. Do not reduce the number because you would rather have fewer people staying, and do not count a sofa bed as a double.

New hosts can list up to five properties while verification is in progress, and that includes any drafts. The limit comes off once your account is verified. If you have a larger portfolio, send us a link to your website or your listings and we will build the rest for you.

Two nights is the usual default and one night is fine too. What matters is your own minimum, so set it to whatever suits the property.

Yes. You pick the cancellation terms that apply to your property when you list it, and they are shown to the client with your quote so everyone books on the same basis.

Your property should meet the minimum safety criteria and hold the certifications required by UK legislation, including a current gas certificate, EICR, and smoke and carbon monoxide alarms.

Tell us within 24 hours of the team leaving. We will ask for video evidence of the damage and the cost of putting it right, and we then pursue it with the client on your behalf. Your contract is with us rather than with them, so you are not chasing a company you have never dealt with. Every client signs our booking terms before they stay and those terms make them responsible for any damage caused during the booking, which is why these are usually settled without much difficulty. Almost all of our clients are businesses booking for their own staff, and they conduct themselves accordingly.

If your quote is successful we will contact you to finalise the booking. You will also be notified by email if the enquiry is not going to progress to a booking.

Trade Stays will liaise with the client and arrange the extension with you. Extensions arranged directly with the client, without us, are not permitted and will result in removal from the network.

Companies need a certificate of incorporation plus director photo ID. Sole traders need photo ID plus proof of address.

The name on the account has to be the actual account holder, meaning your registered company name or your own name, rather than your bank's trading name such as Monzo, Tide or Starling.

Yes. Once your account and listing are approved, your properties appear on our public site for clients to browse.

Yes. Each property needs its own listing. Separate businesses with separate bank accounts need separate host accounts.

No, and that is deliberate. There is no iCal feed and no channel manager integration. We work on enquiries, so we come to you with the dates and you confirm the property is free before anything is sold. That is what stops a double booking, rather than relying on a sync that can lag behind your other platforms.

Not on a single host account. Each account has one payout account, set when you verify, and it applies to every listing on that account. If a property needs paying to a different owner or a different bank account, it goes under its own host account. We can set that up alongside yours, and it verifies separately.
