For Rental investments, our company directors personally guarantee the loan repayments. In the unlikely event the company cannot fulfill its obligations, the principals are personally committed to cover interest payments and return your capital – an extra safety net for you.
For Acquisition deals, your investment is secured by a legal charge against the property (asset-backed security). This means the property serves as collateral for your loan, giving you priority to recoup funds from that asset.
Development investment funds are used to buy project materials or goods, which remain owned by you until your capital is repaid. This direct collateral ensures that if a project encountered issues, there are tangible assets that can be sold to help recover your investment.
Each project’s funding is ring-fenced and used only for that specific project. We do not cross-use investor funds between projects. This isolation means your money directly supports the project you chose, without exposure to unrelated ventures.
We co-invest our own capital in every project alongside our investors. By having our money on the line too, our success is tied to yours. This alignment of interests ensures we remain fully committed to each project’s success and confident in the opportunities we offer.

Investment Exploration Call
You will have a call with the MD of our business to discuss your position and ability to invest to assess which of our options will be best suited to you and your goals. We’ll share detailed information about our current investment opportunities (Rental, Development, Acquisition) and answer any questions. You can review project details, expected returns, and security measures for each option to decide which best fits your goals.
Site Tour
You will be invited to attend a site tour at a property that we are either purchasing, developing, or renting to give you a feel for what we deliver. We will discuss your involvement in future projects on the day so you leave with a clear picture of what we deliver and how you can be involved going forward.
Registration
You register as one of our approved exclusive investors and we will offer you investments as they arise in our development cycles providing full details of the project and its associated risks.
Investment Deployment & Updates
We deploy your capital into a project and begin work. Throughout the investment term, we provide regular updates on project progress. If your investment pays periodic interest (e.g. monthly interest for Rental), you’ll receive those payments as scheduled. You have access to our team at any time for updates or questions during the process.
Interest & Capital Repayment
At the end of the term (or upon project completion/exit), you will receive your original capital repaid in full, along with any remaining interest owed. We’ll coordinate the repayment and ensure funds are delivered to you promptly. (To date, Trade Stays has repaid 100% of investor funds as promised.)
